Cheesecake Factory Takes a Bite out of Tysons Corner Retail Space

GlobeSt.com, McLean, Virginia -Tyson's Galleria--the nearly one 
million-sq. ft. upscale regional shopping center off I-123--has welcomed a new tenant to its stellar roster of one-hundred-plus retailers. The Cheesecake Factory Inc. has opened a new 13,300 sq. ft. restaurant in the three-level indoor mall. "This represents our third location in the Washington, DC, metro market," chairman and CEO of the Calabasas Hills, CA-based restaurant chain David Overton notes. "Additionally, we expect to open another restaurant in Arlington, VA, before the end of this year."

The terms of the Cheesecake Factory's lease arrangement with Tysons Galleria owner General Growth Properties are unavailable, but according to NAI Direct, the effective rent for neighborhood service center retail space is $28 per sq. ft., and $16 per sq. ft. for community power centers; the rate for regional malls is unavailable. "We're tight-lipped about leasing information," General Growth's leasing representative Lori Pawley tells GlobeSt.com. "But we're challenged with coming up with space for tenants. I think the Cheesecake Factory will be a big coup for us." The Cheesecake Factory joins a handful of the mall's other nationally known eateries including Daily Grill, Legal Sea Foods of Boston, Maggiano's Little Italy, and PF Chang's China Bistro.
